When holding an Open House, you kill two birds with one stone: you meet possible buyers and sellers, and you increase the chance to sell your listing.
A good Open House is an investment. A key goal is to get as much traffic as you can.
“ Bundling” or piggybacking on other events and Open Houses nearby is a natural add on to the excitement of activities. A little league baseball game or a neighborhood yard sale along with two or three other Open Houses, creates a day of liveliness and fun. Or, if there are no other events other that Open Houses then, piggyback off of other neighbors when they are holding their Open Houses. Coordinate your Open House date and time with the others and you have created a HOME EVENT!
Collaborating with other realtors helps create a “Must Go To” event. When you get 3-5 open houses scheduled together in the same neighborhood, all of the agents go to work promoting this event rather than a single open house. Each comes together to advertise in a few different places and split the costs.At each Open House, offer a list of your other properties so the attendees have even more to see and do. Be very well prepared with nice printed Flyers and Business Cards. You want your prospects to walk out with all the information they need for further decisions
Ninety percent of home-buyers start their search for a new home online. Make sure your home listing and Open House are posted on major real estate Websites and on social media. Also advertise your Open House in your local newspaper and send out Flyers to local real estate brokerage companies. Put Open House signs in high-traffic areas and add balloons to them to ensure they'll stand out and be visible. Use multiple types of signs that are visible and legible from a distance (at least 30 feet), and place directional signs to each of the Open Houses on the tour to advertise in a five block radius to reach a wider audience.
Each home needs to be as welcoming as possible.Coordinating the front doors with matching signage and balloons helps with directions but also continues the Event Motif and theme!
