Prospecting in the world of real estate is a vast project. There are so many different types of potential prospects that your search must be geared for the crowd that you want exactly! So, real estate prospecting ideas must be on a very clear path to find the most effective prospecting tactics.
Referrals are Every agent dream. They just walk in the door at the request of someone else. Getting a call from someone who tells you that they are a friend of a client of yours and they want you to sell their house for them is the best feeling! A referral based business is an excellent goal, but it is going to take effort to get there! You’ve got to be a good agent first and foremost and then you have to maintain or surpass that status! On top of being a great agent, you’ve got to be willing to ask for referrals. Even your most adoring clients may not have you at the top of their minds every single day.
Here are a few tips when asking your past clients for more business.
Developing a personal relationship should be a main goal with your existing clients. When you call or send them a message asking for a referral, spend the first few minutes talking about regular everyday chit chat and then get into the referral question. Make it clear what you want them to do. Politely asking them if they know anyone who may be ready to buy or sell in the next year is not rude or unreasonable.
When you get a name or two, take the time to send your prospects a handwritten note. The chances that they’ll open it and consume the information is higher than if you were to send a company branded legal sized envelope. In the note, include where the reference came from and a bit about the conversation that you had. Use handwritten return address, mailing address, content, etc. Also use a live stamp. Choose notecards and matching envelopes in a greeting card size and make sure the return address has your personal name
If you plan to ask for referrals from your clients by sending a handwritten note, you may want to include a gift card with it for a cup of coffee or a car wash or even a donation to their favorite charity. The recipient will feel more obligated to give you something in return. Include in the note that you appreciated their business. This accomplishes a reinforcement of their friendship and a reward for their help and a pre- thank you for the referral.
When you receive a referral make sure that you keep in touch with the person who passed this information onto you. More than likely, they are proud to refer you to their friends and family and they want the referral to come to fruition just as much as you do. So you owe it to them to keep them informed on the progress of the transaction.
