Marketing Strategies That Make Sales
Consistency is the key to success. Whether it is doing a daily routine the same way every single day or running your business with the same daily methods, consistency is the way to develop the rhythm to successful sales. This is especially true when it comes to marketing properties. Marketing each property, million dollar or $30K, each property should be marketed with the same energy and finesse as the other. No matter the price range, each of these homes has the same needs in order to be sold. They need to attract buyers. They need to be marketed. And they need to attract other realtors so that the listing gets a larger reach. The following suggestions, if done consistently for each listing, will get properties sold.
Each property that you list should have its own website. Not only will this be easier for someone to find in a google search, but the website allows you much more description and detail of the property. The domain name should be the address. Because so many people use their phones as their computers, make sure that your website has a responsive web design. This is a site that will work on both a large PC, or laptop or phone. Adaptability goes right along with consistency and you want to make sure that everyone can see your listing no matter what the device.
Photographs should be as professionally done as possible. Photographs are the first thing that people respond to. If a picture is too dark or fuzzy, they just move on. Photographs can be used in all marketing materials such as brochures, fliers, blogs, postcards and online in real estate site listings and on its own website. Be sure to also include a link word in your description to click on so that people can get to the highlighted subject on your website
Use print marketing everywhere. Design a brochure, a postcard or flier featuring the photograph of the home. Send it out through Direct Mail. Leave brochures in doctor’s offices, hotel lobbies and restaurant waiting areas and in the information boxes on your for sales signs. Make sure that your quality of both pictures and text are high. Paper and ink quality should be excellent. Send your information multiple times over the course of the sales campaign.
The internet is your best friend! It is essential that you have a presence on the internet. Not only is a website mandatory, but you need to list your properties on Zillow, Trulia, Realtor.com and of course on the MLS. You can also create a page for your listings on Facebook and Twitter. Instagram is all about pictures, so spectacular home pictures would get quite a bit of response. When you post on these sites or design your website, make sure that the picture is the centerpiece. It is the most interesting and exciting part of your sales campaign.
In all of your postings and sites for any property, have the features be the icing on the cake. If there is a swimming pool or a beautiful yard, a quiet porch or a lovely sunroom, highlight these with added photography.
